Ham Heritage Properties

For homeowners

How much can you use your own Angel Fire home and still rent it out?

Ham Heritage's answer is that it depends on what you want your Angel Fire home to do for you. If revenue is a top goal, we advise owners to keep the peak weeks in mind and book no more than 7 days of them for themselves, because those are the top revenue-earning time periods. We also advise blocking owner dates at least 6 months ahead, and a year out at the furthest.

You block those dates yourself in the owner portal, and the block syncs instantly to every platform your home is on. It works because Airbnb and VRBO, along with our own direct booking platform, all feed one shared calendar, which is how we avoid double bookings. Our owner page explains how our Angel Fire vacation rental management works, from the portal to the monthly statements.

How the Angel Fire calendar shapes owner use

Angel Fire's winter lifts usually open mid-December and shut down in late March, and the summer season opens in mid-May.

June and October fall outside peak season, yet Angel Fire still has plenty of activities and events happening in both months. One owner family Krystina describes likes to come in exactly those two months. For skiing, the same family takes a winter trip in early December and February, so the peak dates stay open for guests to book.

April and November are the quiet in-between months, with fewer crowds and easy booking, and the bike park and golf course close in late October. Each season is laid out in our season-by-season Angel Fire guide.

Where Ham Heritage started

It's our photo, the one on our homeowners page. We started by self-managing a home that has been in the family for generations, just minutes from Angel Fire Resort. Krystina, a mom of four, saw that she was good at it and opened her own brokerage so other owners could have the same boutique experience.

For one homeowner whose short-term rental we manage, Krystina communicates with guests from booking through the stay and keeps working to improve the owner's results with seasonal pricing and outreach to prior guests. That owner, who has had a short-term rental for over 5 years, described the work in a Google review.

The large management companies in Angel Fire handle hundreds of doors, while Ham Heritage grew slowly and on purpose. We manage eight homes, and if your house has a problem on a Friday night, the person you talk to is the one whose name is on the company.

Looking after the house between stays

A local cleaning team handles turnovers, same-day where needed, and checks the house for damage after every stay. Each week a dedicated home care partner inspects the house, and as our about page puts it, both partners are real people five minutes away. When something breaks, we keep you posted while we coordinate the repair.
