How we onboard a home
When we take on an owner's home, the first part is onboarding: we work through the required permits for the Village and the state along with the fire inspections, and we set up the tax account. Furnishing and decorating the house, listing photos, creating the listing and setting the owner up in all of our systems are part of the same onboarding.
Before the photographers come in, we hand the owner our recommended stocking list, along with optional styling and decor suggestions. We build every listing from scratch, and we bring in professional real estate photographers to shoot it.
We list the home on Airbnb and VRBO plus our own direct booking platform, and we run all of them from one shared calendar so there are no double bookings. Once you're set up, your owner portal shows the live calendar, and a date you block there syncs to every platform instantly. When the home is live, we collect and remit every tax for you, itemized on your monthly statement.
What setup costs
Krystina lists these setup costs:
- New listing photos, $200-$350
- Onboarding costs with the property manager
- The short-term rental permit, $150-$350+
- Tangible supplies for restocking, including a stock of linens, which range in price
Furnish it for the guest
When we furnish and decorate a home during onboarding, Krystina's approach is to take care that it feels cozy and to go above and beyond on amenities, especially the kitchen and children's amenities, because that is what makes a guest feel cared for.

That picture is ours, taken in the stocked kitchen of an Angel Fire house under our management. Snowmass Lodge, under a mile from the resort is a lodge we manage, and it has two stocked kitchens, a children's playroom, two pack-n-plays and baby stair gates.
Why owners pick a small company
In Krystina's experience, many owners prefer a boutique company to a large corporate one with many employees, whether they are switching management companies or opening a new rental. The large management companies in Angel Fire manage hundreds of doors. With eight homes under our management, a Friday-night problem at your house goes straight to the person whose name is on the company.
Krystina got her start running her own family's house near the resort. She had a knack for it and went on to open a brokerage so other owners could have that same boutique experience; you can read how Ham Heritage started.
Once the home is renting, a local cleaning team turns it over between guests and checks it for damage after each stay, and a dedicated home care partner inspects it every week. As our about page puts it, both partners are real people five minutes away.
Your first step
Tell us about the house through the homeowner form at Angel Fire property management for owners, and Krystina will reach out to you personally. From there, we start onboarding your home.
