One calendar for every platform
Your home is listed on Airbnb and VRBO, plus Ham Heritage's own direct booking platform, and all three feed one shared calendar, so the same night can't be sold twice. That shared calendar is also what protects your own dates: a block you set shows up everywhere at once, so no guest can book the weekend you kept for your family. We write the listing content for each platform separately. Guests who book direct on our site get the same calendar and the same team without the platform's fee on top of their total.
Pricing through the Angel Fire seasons
Rates move with demand and the season. We optimize the rate daily and adjust for holidays, working from a base and minimum rate strategy. In Angel Fire, the lifts usually open in mid-December and close in late March; the summer season opens in mid-May, and April and November are the quiet months in between.
An owner whose home we manage, who has run a short-term rental for more than five years, wrote in a Google review that Krystina keeps looking for ways to improve the owner's results, from seasonal pricing to "reaching out to prior guests."
Building the listing
Every listing is built from scratch. Professional real estate photographers take the photos, and we handle the listing copy and house rules and set up a mobile guidebook for guests. Before the photographers come in, you get a recommended stocking list and optional styling suggestions.
Check-in is at 4:00 pm. Renters must be at least 25, and the rules allow no smoking and no parties. For winter visits, every home's rules recommend 4-wheel drive, or snow tires and chains, in Angel Fire.
Guests message us
We handle bookings and inquiries and manage reviews on your behalf, so a late-night guest question never lands on your phone. One Google reviewer wrote that the hosts answered questions during the stay quickly. Another called communication with Ham Heritage "very clear and prompt."

RC 350, shown above, is a condo we manage 0.5 miles from Angel Fire Resort, on the shuttle path. In a July 2026 review, a family who stayed there wrote that Krystina moved their reservation to the next day when their plans changed.
Turnovers, and a check on the empty house
A local cleaning team handles turnovers, same-day when the calendar needs it, and does a post-stay damage inspection after every stay. A dedicated home care partner does weekly home care inspections, so the house is checked even in weeks with no guests. The schedule also includes seasonal deep cleans. Our about page describes these partners as real people five minutes away. If something breaks, we coordinate the repair and keep you posted.

At Snowmass Lodge, a six-bedroom lodge under a mile from the resort that sleeps 16, VRBO guests in March 2026 found the house very clean with the hot tub ready.
Angel Fire permits and lodging taxes
The Village of Angel Fire requires every short-term rental to hold a valid Short Term Rental Permit, under Resolution No. 2024-76, passed December 16, 2024. The village lists a fire inspection form with the permit materials.
Lodging in the village collects Lodger's Tax plus New Mexico Gross Receipts Tax. The lodgers occupancy tax is 5% of Gross Taxable Rent, and that rent includes cleaning and pet fees along with other miscellaneous fees. The village's Lodgers Tax Report is due monthly by the 25th of the following month, and a zero-revenue report is required in months with no rentals.
On our side, we collect and remit all taxes for you and itemize them on your monthly statement. That statement also carries an income breakdown and reconciliation, and the owner portal shows a live calendar with a notification every time a booking comes in.
Why eight homes
Ham Heritage grew slowly and on purpose from one house: the family's own multi-generational home, just minutes from Angel Fire Resort, which the family managed themselves. Krystina, a mom of four, found she had a knack for it and opened her own brokerage to give other owners the same boutique experience. Krystina became a licensed real estate agent in 2022. In 2025 she earned her New Mexico Qualifying Broker license (license no. REC-2025-0026), and she operates her brokerage as Ham Heritage Properties.
