Full-Service Property Management
When you work with us, we provide full-service property management which includes everything for set up of the listing to the guest reviews and every step in between.
Listing Creation
We build out every listing beginning with professional real estate photographers to show your home in the best light, to the copy for each listing, amenities, house rules and agreements, setting base and minimum rates, and mobile guidebooks.
Dynamic Pricing
Ham Heritage Properties manages listings across a variety of platforms such as Airbnb, VRBO as well as direct reservations from our own booking platform. We utilize dynamic pricing tools to keep daily pricing rate current based on market factors like demand, seasonality, holidays, location, and amenities.
Service Partners
Our local cleaning team partnership helps to ensure smooth turnovers including many same day, restocking supplies, inspecting for damage after stays, restocking supplies, and seasonal deep cleans.
Guest Communication
We. handle bookings, scheduling with service providers, and repairs, while also relying on the communication of property owners to maintain the home to booking standards.
Booking Calendar
We manage listings through our partnership with a property management software to ensure that all marketing platforms from VRBO, AirBnB, and Direct Bookings filter into the same calendar without double bookings in addition to any owner's blocks.
Owner Portal
Owners have access to a calendar portal showing the property's pricing, and current bookings. Through the portal owners can block off personal dates and also receive notifications at every booking occurrence.
Owner Statements
Owner statements are sent monthly with a detailed breakdown of income and account reconciliations by booking. We also collect and remit all taxes on the owner's behalf.
Home Care Partners
We partner with a local Home Care company for weekly inspections to monitor the quality of the home and any necessary maintenance or damage reports.
Stocking List
We offer recommended stocking lists for our properties to ensure the best experience for your guests to feel at home. We also offer optional suggestions on styling and decor.
